INHABITANT / Comprehensive housing reform projects.

THE NEEDS, DESIRES AND URBAN PLANNING:

It is a real estate development of 14 semi-detached houses in the town of Benalmádena on the “Costa del Sol”. The developer was clear about the use of a popular housing typology whose program responds to the use of a first home.

The architects proposed to contextualize the set to create one more street in the town. For this, a traditional brick masonry envelope, plastered and painted white, was used, playing with the volumes, gaps, entrances and projections, creating the shadows and lights typical of Andalusian towns.

THE ARCHITECTURE:

The program of this type of housing is very simple, functional and commercial and the creative contribution of the architects consisted in the singularity of the distribution and the original use of the intermediate spaces such as pergolas and porches.

These pergola and porches are also in charge of regulating the interior temperature of the house in a natural way.

The 8-meter wide bay was essential to unleash the design of 3 different types of houses, providing greater formal wealth to the complex.

The interior layout meets the typical standards of popular use.  A landscaped access with space for two cars, the house, and in the background, the garden with the pool.

Each house has a ground floor and a first floor and it was proposed that the basement be open so that each owner can make the distribution that best suits their needs.

We access the interior of the house on the ground floor through a porch, into a double height hall, on the right is the kitchen / dining room and staircase and on the left is a large living room. This floor is turned to the rear garden by a large porch that serves as a dining room in summer. The pool next to this porch helps to regulate the temperature of the house.

On the upper floor there are three bedrooms, the main one en suite with access to a terrace with sea views.

INTERIOR DESIGN AND DECORATION:

The promoter has been in charge of the decoration of the pilot house, which has opted for cream tones in the interior with furniture of modern lines to scale the environments and guide potential buyers in the use and distribution of the spaces.

OUTSIDE:

The porch, the garden and the pool are the intimately related elements at the back of each house that give life to the exteriors.

The finishes used are Casares stone, typical of the area, for the dividing walls and Iroko platforms for the solarium of the pools.

THE QUALITIES:

They are homes of the MIDDLE RANGE of INHABITANT , with air conditioning by air conditioning by heat pump and solar panels for the production of sanitary hot water.

High-density rock wool insulation, CORTIZO RPT aluminum exterior carpentry, ivory cream marble floors, high-end toilets and taps.

The exteriors are plastered painted with lime white.
